Youre paying for the location and that’s it. The area and accessibility to the trails is awesome. Other than that this complex has the same problems as anywhere else but for double the price. Maintenance typically took 12 weeks to complete an order and that was after multiple submission through the portal because after 30 days they would clear the system. It did get better as I left but not much better. Leeroy was awesome though!! Parking is a nightmare if you don’t reserve a spot or have a garage. Even then if someone parks in your spot Enchanted towing company (which partners with the complex) never shows up to remove the vehicle. I’ve seen 2+ hours go by and nothing. The main pool area is an open pool party during the summer for people who don’t even live in the complex. The courtesy officers won’t remove them till 10pm and neither will the APD. The people taking over the pool will urinate, leave trash, and hang out in the parking lot for hours. There’s been several instances when these teenagers/young adults have pulled guns out when residents have approached them. After leaving the property they are charging 4K to replace a carpet that was installed 2 years prior to my taking over it some it was more than 4 years old when I left. The management does the best they can dealing with issues but since they’re corporate owned they can’t do much. And after requesting corporate to contact you they never will. For paying 2 grand a month in rent you’d expected better living area but it’s not. Don’t rent here unless you have too or you can avoid the pool areas.

***BEWARE BEFORE MOVING IN*** These are some of the worst apartments in Albuquerque. They charge an insane amount of extra fees and try to force residents to buy insurance through their “preferred” provider. The apartments themselves are old and poorly maintained — my over-the-range microwave is from 2002 and literally falling apart. Maintenance “fixed” it by gluing the handle back on. We’ve had flooding issues in our garage and master bedroom whenever it rains because water seeps in through the outer wall. The dishwasher isn’t even attached to the counter, so it falls forward whenever I pull dishes out. Despite several maintenance requests, nothing has been properly fixed. Parking is a nightmare — unless you pay extra for a garage, good luck finding a spot anywhere near your building. I’ve lived in rougher parts of Albuquerque and still felt more supported by the management than I do here. Jordan in the office was friendly during move-in, but once you sign the lease, communication disappears. Emails and calls go unanswered, and you end up talking to some remote office in Texas instead of local staff. Save yourself the stress and look elsewhere.

Great location but scammy management. We needed to stay 60 days past our lease so I signed a new lease lasting only those 60 days. The lease requires written notice 60 days before move out, so I went to the office to sign it in person and specifically ask if they needed the written notice even though the lease was only for 60 days. They told me no, I was all set and would move out at the end of the 60 days. I confirmed this repeatedly with the guy at the desk, and he assured me I was all set since it was only for 60 days. Imagine my surprise when not only were we charged for a third month but they told me that whatever assurances I’d received from the guy at the desk were invalid (they didn’t even deny them!) because he didn’t represent them. He accepted the lease on their behalf, so obviously untrue. Reading other reviews on here, I see this is a pattern with them. When they originally showed us the apartment we commented on the ratty carpet and they told us they were updating the apartments and getting rid of the carpets and ours hadn’t been done yet but would be when we left, so we wouldn’t have to worry about any wear and tear to the carpets. Guess who was charged $500 for a small soil stain on the carpet from a potted plant and “heavy wear.” I bet they charged the previous tenant for heavy wear and will charge the next ones too. It’s a beautiful location but take my advice and stay far away.

DO NOT RENT HERE! The staff is incompetent and their mistakes will result in thousands of dollars out of your pocket. Proof: I had to redo my application 3 times because of their typos and errors. The apartment I was guaranteed and shown literally the same day I applied was suddenly occupied and the three other similar apartments were also unavailable. I was told the only apartment available was an upstairs, small apartment and as I am military on orders, I had to take it. Turns out this apartment had the oldest appliances that required 3 rounds of maintenance for a dryer that set the fire alarm off every time it was used, the stove sets the alarm off every time you cook, and the dishwasher leaked all over my kitchen floor. They are constantly shutting the water off for water line problems (at least 5 times in the 16 months I’ve lived here). My master bathroom shower would only allow water to pass through the bottom faucet but wouldn’t convert to the shower head when I pulled up on the lever. I had to send in 2 maintenance requests (because their system dumped the first one) and stop by their office 3 times over a month, then finally take apart the faucet myself to diagnose the problem and directly tell them before anyone came out to fix it. Reported a ceiling water leak - never fixed. I visited the front office twice - once at the end of March and again at the end of April. I showed them my orders and told them my move out date was 20 June. I repeatedly asked for the move out intent letter to ensure they didn’t force me to pay rent past my move out date at the ridiculous double-rent rate they charge if your lease expires but your orders don’t allow you to move for 1.5 more months. They told me they didn’t need anything from me. I asked if they were sure. They said yes. I went into resident portal and sent them a message saying I’m moving out on 20 June (written notice in accordance with the lease). Now the front office, on a return visit after I talked to someone about moving out and they still didn’t say anything about a damn form, is forcing me to pay through 16 July for their mistakes, despite my repeated visits in March and April (more than the 60 days required by the lease). That’s over $2000 for their incompetence. DO NOT RENT HERE.

As far as apartments go, this one isn't the worst I've seen, but its not amazing. What was good: - The location. You're at Tramway and Academy. Easy commutes to just about anywhere in Albuquerque. What was okay: - My apartment was in fine condition. Our appliances and floors had been updated, but considering how old some of the apartments are, your mileage WILL vary with that. - The front office staff were pretty good in my experience. Jordan was always helpful and nice. The manager was okay. There was a newer employee (I don't recall her name) who started working here recently, and she's thoroughly unhelpful. What was bad: - The worst part is the maintenance. When I moved in in August, the front door was warped and was letting bugs in. I asked for it to be replaced many times. It finally got done - almost 6 MONTHS LATER. I also had a leaking sink in the bathroom. They "fixed" it one time (after a long wait, of course), but it started leaking again the next day. The next maintenance request took a long time to be addressed as well, and they finally replaced the sink (but forgot to install the pull for the stopper, so I can't use that). There was also one point where I had like 3 maintenance requests in, and they just got deleted. I went into the office to figure out why, and they said they were "catching up" on the maintenance requests. I eventually realized that none of those requests would ever get done. They had to turn the water off ever day for a good week or so, which was really irritating. - The neighbors. There's always dog poop everywhere, and the office doesn't actually try to enforce that people clean up after their pets. There was literally dog shit on my front door one day. When I moved in, I got a parking pass. Someone decided to just harass me with notes on my car every day, thinking that my spot was theirs, instead of just taking it up with the office. The walls and ceilings are also thin, so I can constantly hear the person above me walking around, and the people next to me neglect their poor dog, so I hear it crying all day. The pool is also constantly crowded, and mostly with teenagers (who probably don't even live here if I had to guess). It's not exactly somewhere you can expect to go and relax. Your mileage will also vary with this one, but this place doesn't have a track record of attracting peaceful neighbors. - There's fees for EVERYTHING. My rent is already high (almost $1900), but there's fees for the "amenities", fees for parking, fees for pets, etc. Paying this much, then not even getting things fixed for months at a time, should be illegal, frankly. Overall, if you need a place to live urgently, you'll probably like the location, and with a little luck for the specific apartment you get, you'll be fine. If you get unlucky, though, you'll probably find yourself in a nightmare.

I lived at Altezza in Albuquerque for the fourth summer in 2025. My previous summer experiences were fine. This time was different. I was charged with replacing carpet in a bedroom (that was the only place with carpet) after I left. There was no inspection at move out. I simply got a statement that there was a stain and excessive wear on the carpet. I disagreed with either assessment. You would expect some wear on the carpet as you live there. I stayed for only 2.5 months. I was surprised when I get a notice from a collections agency that I need to pay the fees that were charged (for replacing the carpet). I called the office and I was told the same thing. Since I had left the town, I could not go back and confront the manager. I paid the fees and decided not to rent at Altezza again. Beware of the fact that the management will not do a move out inspection when you leave. They will say we will do it afterwards. You may get charged for outrageous things which you had no connection with. I learnt my lesson. I hope the person reading this will make their decision wisely.

I lived here for a couple years and just left. So this is probably the most up to date review that includes the entire renting process from signing the lease to leaving. Rent: $1800 3 bedroom non updated apartment without parking Here is what I liked: The Referral program. You like my review and mention my name when you sign the lease, I get $300. The location is great and the views are awesome. Some of the staff are great people. Alexis is the best. The maintenance team is super friendly as well. When they get to your tickets they are always professional and friendly. Here is what I didn't like: The apartments are very old and suffer from leaks, gaps, overflowing pipes, breaking appliances, rotted out doors, and all that stuff. The place is going on in years old and it shows. The storage closet attached to the apartments have rodent issues. To solve it they gave me traps and I ended up trapping over 30 mice. Lots of gaps for mice. The maintenance takes a very long time. I think my average ticket close time was about 2 months. They keep saying they are fixing it and it is OK for a month, then it goes bad again. The new manager told me the reason my issues didn't get fixed in a timely manner is because I didn't badger them. Not the most helpful manager I’ve dealt with. They raised rent by 20% over a couple years. If you are currently renting, just know that my 3 bedroom a year ago cost about the same as your new lease 1 bedroom. This isn't the case in other complexes in the area. The pool is over run by people who don't live here every weekend. Lots of loud music and vandalism. Even a firearm or two! The front office says they can't do anything about it. So the pool is out of commission for most of the summer. The security company no longer patrols the complex. They didn't give us our lease to see until move in day. I probably would've looked elsewhere if I know their move out policy. 60 days plus two months rent to leave. The apartment we toured looked nothing like the apartment we got. The tour one was nice. The one we got had old carpet, old appliances that all broke (minus the stove) and was filled with dead bugs and painted over hair. The cockroaches were alive though. The grills are broken most of the time. The movie theater didn't exist but was listed on the website. The color scheme in the apartment is very "80s recently divorced dad" aesthetic Parking is a major challenge. You won't have a spot if you come home after 5pm. Your garage door will often not work if you pay extra for one of those. The remotes are old and beat up and sometimes the breakers in the garages trip and they just don’t reset it. They encourage residents to park in fire lanes as a solution to their parking problems. The mailboxes were crowbarred open and never quite fixed all the way. I had to work pretty hard to get the door open. The walls are thin as are the ceilings. You will hear every word your neighbors say and, ahem, do... No access to fiber internet. They are heavy on the sales team, light on the delivery team. They like to send you lease addendums to charge you more money after you sign your lease. If you do rent here, feel free to ignore these if both parties already signed. They sign bills with "this will go to collections in 10 days". I've never missed a payment or been late in all the time I've rented from them. This just seemed needlessly aggressive. But is on par with the managers personality. They had a bit of an issue with someone scrawling threats like "all XYZ should die" in chalk outside and around the apartments for over a year but they seem to finally have taken care of that… but the way they treated the person who complained is pretty awful. Go read the reviews on that. So there you have it! The good and the bad living at Altezza High Desert! TL;DR, great location with beautiful views, but suffers from chronic staffing issues, aging buildings, neglectful investment firm takeover, and maintenance debt.

I feel like I have a duty to warn, so that others do not put themselves or their family in danger. There is a teenager carrying a gun around in a backpack. He pulled a Glock out at the pool and loaded this while staring at my friend and I. We called the police and ran through the complex frantically while he walked to the building directly across from the office to find his friend, then walked back towards his building with the backpack on his front side. Another person asked if he had a gun, he said yea because others have threatened him with a gun. You can see that teenagers with guns are not a rare occurrence from a couple of other reviews. I asked for my amenity fee to be reimbursed for one month, while things cool down and I can go back and was denied. They were working to evict this teenager and his grandparents who live in building 3100 but I got an email saying they cannot prove the gun is real and cannot evict him! There are not cameras in the pool area or in front of the building, so be aware you have to film things yourself if you want to prove your life has been threatened. Also be aware that the gun carrying teenager lives in the building overlooking the pool area (main pool). Please stay safe
